Location / Access / Proximity

Stallings is located in the southeastern region of the Charlotte metropolitan area, straddling the border of Mecklenburg and Union counties. Positioned just 15 miles from Uptown Charlotte, the town offers a suburban setting with a mix of residential neighborhoods, local parks, and growing commercial areas. One of Stallings' key features is its proximity to major employment centers in Charlotte and Matthews while maintaining a quieter, small-town atmosphere. This balance has made the town an attractive destination for families and professionals, leading to steady real estate development, including new subdivisions, townhome communities, and commercial growth along its major commuter corridors.

Stallings is well-connected by several major roadways, including Interstate 485, which forms a loop around Charlotte, and U.S. Highway 74 (Independence Boulevard), which provides direct access to Uptown Charlotte. Most residents rely on personal vehicles for commuting, as public transportation options are limited in Stallings. While the Charlotte Area Transit System (CATS) provides some bus services nearby, there are currently no dedicated transit routes within the town. However, with ongoing regional transportation planning, there is potential for future transit expansion to serve Stallings. The town does not have its own airport or train station, but Charlotte Douglas International Airport and the Amtrak station in Charlotte are within a reasonable driving distance for broader travel options.

Stallings is surrounded by several neighboring towns, including Matthews, Indian Trail, and Mint Hill, each offering additional dining, shopping, and recreational options. Major shopping destinations such as Waverly and SouthPark Mall are within a short drive, while nearby green spaces like Stallings Municipal Park and Colonel Francis Beatty Park provide residents with outdoor recreation opportunities. The town’s proximity to Charlotte ensures access to a wide range of entertainment, professional opportunities, and cultural attractions. This convenient location makes Stallings an appealing place to live, offering suburban comfort with easy access to city amenities and regional attractions.

The Story of Stallings

Stallings was founded in 1915 as a small agricultural community in Union County, and its history is very similar to that of neighboring Matthews. The town was established and named after Matthew Thomas Stallings, a local farmer who purchased land in the late 19th century and helped develop the area. Like many rural communities in North Carolina, Stallings was primarily a farming town, with residents growing cotton and other crops as their main source of income. The construction of the railroad further supported the town’s agricultural economy, allowing farmers to transport goods more efficiently.

The Railroad was a major contributor to the growth of Stallings and neighboring Matthews

Throughout the 20th century, Stallings gradually transitioned from an agricultural hub into a suburban town, influenced by the expansion of Charlotte. As Charlotte grew, Stallings became an attractive residential area, offering a quieter lifestyle while remaining close to urban job opportunities. The construction of Interstate 485 in the early 2000s played a significant role in this transformation, improving accessibility and making the town even more desirable for commuters. Today, Stallings is a thriving suburban community with well-maintained parks, family-friendly neighborhoods, and a mix of local businesses. While it has embraced modern growth, the town retains its small-town charm and a strong sense of community, making it a sought-after place to live in the Charlotte metropolitan area.

Real Estate

The Stallings real estate market is more geared towards farmland and residential neighborhoods. Subdivisions are located sporadically over the town, and typically back up to wooded areas. There is a small industrial and commercial presence, though this is mostly located near the downtown. These centers are close to Independence Boulevard (US-74) likely for logistical reasons. The existing housing stock in Stallings was built in the late 1990s to the early 2000s, though there has recently been some new construction. Most include a garage and a small yard, perfect for families.

As Stallings has grown over the past decade its housing expense has followed suit. Today (2025) the Stallings neighborhood has a wide range of price points depending on housing features/locations. Below is a table to further demonstrate the variability the neighborhood experienced during the 2024 calendar year.

During the 2024 calendar year, the typical home sold in Stallings was in the mid $300k to low $400k range. It would have been a 3-4 bed home built in the late 2010s / early 2020s and spent about 152 days on the market (about five months). This made up roughly 96% of all housing transactions last year. It appears there is not a ton of room for negotiation in Stallings as the typical transaction sells at the original asking price. Homes on average sold for $202 per square foot and the most expensive home sold for $850k.

From these findings, we can infer that Stallings has undergone a significant construction boom within the last few years, and demand for this product has followed suit. Newer homes sold at list price with large Days on Market numbers generally mean the homes were sold by the builder. This means the Stallings real estate market is growing and more people want to live here.
